Real estate market conditions
The two regions that I talk
about here are:
1st quarter of 2007:
In these Outlying areas listings and sales increased at the same pace with an average of 9 sellers for every buyer. “The proportion of dwellings that sold for under $150K increased while transactions of more expensive homes decreased”. In the Urban area the market was hotter and was considered to be a “Sellers market”. The average sale price in Hull and Gatineau was about 20K less than the Outlying regions.
2nd quarter of 2007:
Overall the market in the Outlying areas remains at a balanced state where it has been since 2005 in fact the only area that has remained balanced since this time; most other areas of the Outaouais have enjoyed a stronger “Sellers market”.
In conclusion:
For the Urban areas the
market has been mostly a “Sellers market” meaning a “market where sellers
are favoured; shortage of listings in relation to demand; short listing
periods; prices increasing above inflation”.
